Mary Merwin

As touching such lands tenements & substance as it hath pleased god to embue me withall, I give will devise and bequeath the same in the manner and form following. First l give my freehold new built messuage or tenement sett, & beinge in Burneham in the County of Buck, with the ground orcharde and appurtenances thereto belonginge as the same is ymployed, & in the tenure of one Sara Pipp unto my sonne Thomas Tincker, Anne his now wife, accordinge to the true meaninge of a deede, heretofore by me made to that purpose, l doe hereby give will devise & bequeath the same new built messuage, or tenement with the appurtenances, unto the said Thomas & Anne for their natural lives, then to the heirs of the said Thomas begotten on the body of the said Anne.
Item I give to my wife Mary Tincker all the rents arising out of my freehold messuage tenement and out of the closes, tanyards, grounds, edifices, buildings & appurtenances scituate lyinge & beinge in Sipnam in the parish of Burneham aforesaid, nowe beinge in the tenure use, or occupation of one Richard Stratforde, Tanner, or his assignes to have the rents unto the said Mary during her natural life, if she continue a widow. After my wife's decease, I give the same unto my welbeloved sonne Roberte Tincker his heires & assignes for ever.
Item l give to my wife all the rents arising out of that messuage or tenement which adjoyneth unto the newe built tenement before in this my Will mentioned to be bequeathed unto my said sonne Thomas Tincker, beinge nowe in the tenure or occupation of one Mathew Bartlet, Baker, or his assignes lying & beinge in Burnham aforesaid to have and hold the said rents unto the said Mary my wife during her natural life if she continue a widow. Immediately after my said wife's decease or widdowes estate, I doe give will devise & bequeath the same unto my welbeloved sonne John Tincker his heires & assignes for ever.
ltem I give to Mary my wife all the rents arising out of my Freeholde messuage or tenement with the Orchardes two Closes meadowes and the appurtenances lyinge & beinge in Wingfeild [Winkfield] in the County of Berk aforesaid nowe being in the tenure or occupation of one [blank] Wattleton, or his assignes, to have and hold the said rents unto the said Mary my wife during her natural life if she continue my widow. After my said wife's decease, I give the same unto my welbeloved daughters Ellen Tincker & Marie Tincker equallie betweene them, & to their heires & assignes forever.
Item I give more unto the said Mary my wife all the rents arising out of my freeholde lands tenements, orchardes, edifices, buildings & hereditaments lying in Barkhampstead within the County of Hertford, nowe being in the tenure use or occupation of Stephen Stanley or his assignes to have and hold the said rents unto the said Mary my wife during her natural life if she continue a widow. After my said wife’s decease, I give the said property unto my welbeloved daughter Rody Tincker, her heires & assignes for ever.
Item I do further give to the said Mary my wife all the rents arising out of that tenement of myne, beinge freehould, with all the Orchards edifices hereditaments & appurtenances whatsoever which I have lyinge & beinge in Cleyworth greene within the parish of Cleyworth [Clewer] within the sayde County of Berk, nowe beinge in the tenure, use, or occupation of one [blank] Goringe, Coller maker, or his assignes, to have and hold the said rents unto the said Mary my wife for her natural life if she shall continue a widow. After my said wife's decease, I give the said freehold tenement unto my welbeloved daughter Anne Tyncker her heires & assignes for ever.
Item I give unto my welbeloved daughter Sara Tyncker £20 of good & lawfull money of England To be paid unto her by my said wife at such tyme & whenas she the said Sara shall accomplish her full age of twenty & one yeares, or day of her marriage, which shall first happen.
Item I further give unto the said Mary my wife, all that my messuage & tenement with the appurtenances wherein I doe nowe dwell scituate & beinge in newe Winsor aforesaid to have and to hold them unto her during the term of years which I have by virtue of lease if she shall keep herself a widow. But if the said Mary shall happen to dye or departe this mortall life, or be married before the end & expiration of the terme of yeares which I have in the lease of my said nowe dwellinge howse & terme of yeares which shalbe to come, then I give the said lease, dwelling house and unexpired term of years unto my welbeloved sonne Randall Tyncker and his assigns on condityion that he do paie or cause to be paide unto the said Sara my daughter the full some of £20 (over & above the sume of £20 before mentioned) within one year next after the decease of Mary my wife if Sara shall then accomplish her said age of 21 years or day of marriage. Otherwise if the said Randall my son shall refuse to pay Sara the said sum, then the gift to him of the said lease and house shall be void, and then my will is that my daughter Sara shall have the said lease and dwelling house in lieu of the £20 after my wife's decease or widow’s estate.
Item I give unto my daughter Margaret Murren, nowe the wife of Walter Murren, and to Thomas Murren sonne of the said Walter & Margaret all my lease, estate & terme of yeares I have in that messuage or tenement with the appurtenances scituate lyinge or beinge in Newe Windsor aforesaid within the parishe of Cleyworth aforesaid now beinge in the tenure use or occupation of the said Walter Murren.
Item I give to the poor people of the parish of New Windsor 10s to be bestowed in bread at the time of my burial. All the rest of my estate whatsoever my debts being paid, I do give to Mary my wife whom I appoint my full & sole executrix of this my last will. I ordain my son-in-law Walter Murren and William Mills overseers to see this my will performed And I give as a token to either of them a pair of gloves to the value of 2s 6d a pair.
